SD Mission is a Multi-family residential building, with 291 units, located in the Mission Valley area of San Diego, CA. The project features a combination of 20% affordable and 80% market rate units including amenity areas and parking. This development will strengthen the local and regional economy as well as integrate the community with a healthy environment. This project is divided into Studios, 1-bedroom apartments, 2-bedroom apartments and lofts, all of them with a private balcony and in unit washer and dryer. Ample natural light and enhanced ventilation were the principles that guided us through the open courtyard design, that splits the building from north to south, allowing openings on opposite walls creating cross ventilation, room for open to sky amenities and open areas for the residents.
The design team developed single loaded corridors to access the units, and bridges that connect both sides - adding movement and easy access to all corners of the building. For amenities the project includes a gym, pool deck + barbecue area, community room, rooftop, and open gathering areas. We have a full underground + half ground floor parking with a total of approximately 300 parking spots. The use of wood brings warmth to the project and helps create depth and contrast to the facade. A major move was the addition of a bridge unit on the top floor of the north facade, which acts as a closure, leaving a large interior area open and frames the connection between the open north/south courtyards.
